How home warranty plans differ

What is covered

Most companies sell three tiers: systems (heating, cooling, plumbing, electrical, water heater), appliances (kitchen appliances, washer, dryer), or a combined plan. Extras like pools, septic or a second fridge usually cost more.

Service fee

You pay a set fee each time a technician comes out, on top of the monthly or yearly price. A lower monthly price often means a higher service fee.

Coverage limits

Most plans cap what they will pay per item or per year. Check the cap on your most expensive systems, such as the furnace or AC.

Waiting period and exclusions

New plans usually have a waiting period, often about 30 days, before claims are accepted. Problems that existed before the plan started, and damage from skipped maintenance, are commonly excluded.

Choosing a plan

Compare the same three numbers across companies: the price, the service fee, and the coverage limits for the items you care about. Then read the sample contract before you buy.
